Focus On: Oak Park Estates
Answering our questions: Jason Holland, Developer
About YOU
My father, Randy Holland, and I are both long-time Nevada residents. We own a real estate company, Prairie Oak Properties. Prairie Oak Properties has been building and managing real estate in Story County for 30 years.
About the PROJECT or BUSINESS:
Is your project/housing already established, in the process of being established, or completed and already has people living in it? We are in the process of the full Oak Park Estates development, with some housing units completed and occupied, some in the process of being built, and more to come.
If you are in the process, what is the timeline for completion of your project? We started last summer and by the end of this summer, we plan to have 16 homes started. Our first phase consists of 20 townhome lots and 10 single-family lots. We plan to start our second phase in 2027.
If you have built or are constructing something for housing, who else is substantially involved in the process or development (other businesses)? Prairie Oak Construction and Graystone Companies are building homes, and Availa Bank and Friedrich Iowa Realty are also involved.
Where, in the community, is your project located or is the housing you provide located? It is conveniently located just off Highway 30 on Sixth Street, across from McFarland Clinic.
What type of housing does this business or project provide? Oak Park Estates has something for everyone. It offers a community of townhomes, single-family homes, and multi-family homes.
What do you feel is special about the location of your housing? Oak Park Estates is located on beautiful land with mature trees that was once Oak Park Academy. We have direct access to the City’s bike and walking trail system.
What types of amenities do you provide with your housing? The townhomes are all zero-entry ranch style homes that offer lawn care, snow removal, trash service, and internet service. We have wooded lots available, three-year tax abatement, and will soon offer 1 GIG of fiber internet service.
Was any grant funding supplied to help make this project possible?
What do you love about having a business/project in the City of Nevada? What makes this a desirable community for people to live in? I love being able to revitalize an older part of Nevada and add opportunities to grow our town. Nevada has a beautiful main street district with a theater, a bakery, and some of the best restaurants in Iowa. Our schools are excellent! We have cool festivals, fun runs, concerts, and a rodeo. We have a pool and rec center that are nicer than what most big towns offer. I love that I can be part of a growing Nevada!
