In the fall of 2021, Jason Holland of Nevada updated the community about the demolition work happening on the old Oak Park Academy property, which he and his father own.
Now, several years and a huge amount of work later, Jason said some construction is finally beginning.
“To start out, we have 10 single-family lots – good sized around half an acre and all with wooded area and the City trail system to the back – ready to be built upon,” Jason said. One is already sold, and Jason can’t wait to see that home and more go up in this area.
“The reason we wanted to develop this property is the beauty of it with mature trees. We have 200-year-old trees on these properties.”
The 10 single-family lots on the north side of this area are prime real estate in the development. The lots will have walk out and/or daylight basements, Jason noted.
Also ready to be sold are lots platted for townhomes. “We wanted to build townhomes that could benefit another demographic, people who want snow removal, lawn care, internet and garbage service taken care of. We have a couple of these already sold,” he said.
There will be spec townhomes built, and Jason said with the townhomes, there will be the option to buy or rent.
Known as the Oak Park Estates development, Jason said many of the homes will be in the low- to mid-$300,000s.
Oak Park Estates will have a little of everything when it comes to housing. All the property owners in the development will sign covenants, which will be aimed at keeping the neighborhood nice and clean. Homeowners’ association dues will run around $125 a month for the townhomes, Jason said.
Jason said he’s learned a lot about all the work that goes into developing property, and he’s very grateful for the capable expertise and assistance of Strand Associates (formerly Fox Engineering), Ames.
Single family home lots in the development run anywhere from $75,000-$95,000. With three-year tax abatement and trail access, this development has a lot to offer.
